I have a beautiful ocean view lot. I had in the past begun to pull permits to build a house on this lot many years ago. I had the final engineering done on the plans and was about to be issued a permit when the economy took a down turn and I put the project on hold.
I was recently going to revive this project and had a soils engineer visit the lot and do a feasibility inspection and confirm the lot would meet current septic requirement. I have a current stamped engineers letter confirming buildability. The old plans are still available as well as geo reports and septic design.
I've had this lot for about 20 years and have made the following improvements. The property has been clear and fenced. There is a small cabin called a Bugout Bungalow https://youtu.be/f5JgZW2mlE0?si=TebPNOM2znyO8he2 on the lot, that I designed and built. It can basically be used as a tiny home. It is a little under 120 square feet, so it does not need a permit. The building is built on pressure treated skids or it can be disassembled and moved. There are several decks on the property one with a shade cover. There is a year old Costco 10' x 20' carport. There is a 500 gallon water storage tank. There are several garden areas including a cold 10' x 16' cold frame. Currently there is a 25' trailer on the property that will be moved, The lot would accommodate a larger trailer. When I stay there I use a composting toilet which works great.
The property is on quite cul-de-sac near the general store (1/2 mile) and is above the fog most of the time. If you're looking for a buildable ocean view lot, that you can start enjoying immediately, including bringing your dog, you should take a look at this place.
I want $69,000 for the property. I can't owner finance.
