I'm selling my 40 acresTrinity County. A paved forestry road (Hasting Tie Rd.) drives to, and through the property for easy access. It's about 3 miles up the mountain from Mad River, is one of the last private properties that far up before all forestry land. Just 13 miles to Ruth Lake. It has southern exposure, a variety of trees (oak, fir, maple, madrone). I did an oakland forest restoration removing mosts of the fir trees a year and half ago. Invasive species, now the oaks can thrive. There’s a nice big seasonal creek that rages on season. Theres a smaller seasonal creek on the south side. There are 2 or 3 natural springs flowing constantly, which could be developed. Land is also sitting on top of an aquafir, and contains a huge amount of water. The water resource could become a "cash cow" if harvested. No other land owners neighboring us have access to this resource.
The neighbor above is Southfork Mountain Spring Water. They bottle and sell the water up and down northern california. I have the same amazing mineral rich water. Bottle it? Use it to farm? Sell as drinking water to locals? The natural springs and aquafir is what should be extremely appealing for the right buyer. This is a one of a kind location. Most other plots down the mountain have little or no water. It would be an amazing farm, or water resource to extract and bottle spring water or other water based product.
The land was appraised at $160,000 in 2021 by a county appointed appraiser when I inherited it. Im asking below the last appraised value to sell quick. This is an amazing deal for someone knows the value of the water resource, which most properties in the area dont have.
